Quick answer: The Ontario Trillium Benefit (OTB) combines three credits, paid monthly on the 10th for July 2026 – June 2027 from your 2025 return. The Ontario energy and property tax credit pays up to $1,307 ($1,488 if 64 or older on December 31, 2025) but is built from 20% of your rent or 100% of your property tax, so a renter at $1,500 a month gets $723; it falls by 2% of income above $29,047 single or $36,309 for a family.

The Ontario sales tax credit is $378 per adult and child, minus 4% above $29,047 or $36,309. The Northern Ontario energy credit adds $189 single or $290 for a family.

How it works

The Ontario Trillium Benefit is one monthly payment that combines three provincial credits: the Ontario energy and property tax credit (OEPTC), the Northern Ontario energy credit (NOEC) and the Ontario sales tax credit (OSTC). The CRA pays it for the Province of Ontario, from your previous year's return, on the 10th of each month.

The formula

Occupancy cost is 20% of your rent plus your property tax. The energy component is that cost (plus 20% of long-term care accommodation and on-reserve energy costs), capped at $290. The property tax component is 10% of occupancy cost, capped at $944, plus $73; for seniors the cap is $581 plus $617. It can never exceed the occupancy cost itself. The OEPTC loses 2% of income above its threshold, the OSTC ($378 per person) loses 4%, and the NOEC loses 1%.

Primary sources: Canada Revenue Agency, 2026 Ontario energy and property tax credit calculation sheets (all eight), 2026 Northern Ontario energy credit calculation sheets, Province of Ontario programs page and the OSTC seniors' income threshold and OSHPTG questions and answers (canada.ca); Ontario Ministry of Finance, Ontario Trillium Benefit (ontario.ca). Shared custody and mid-year changes are not modelled. The CRA decides your actual payment.

How much rent do you need for the full Ontario energy and property tax credit?

Only 20% of rent counts, so most tenants get far less than the $1,307 headline. The property tax component maxes out at $9,440 of occupancy cost ($3,933 a month in rent) under 64, and at $5,810 ($2,421 a month) for seniors, whose base amount is much larger. Credit before any income reduction:

Rent / monthUnder 6464 or older
$1,000$603$1,147
$1,500$723$1,267
$2,000$843$1,387
$2,500$963$1,488
$3,000$1,083$1,488

Annual OEPTC. Homeowners use property tax at 100%, so $9,440 of property tax reaches the full $1,307 under 64.

Ontario Trillium Benefit by income, July 2026 – June 2027

Yearly OTB (all three credits, southern Ontario) at each level of 2025 adjusted family net income, for three households: a single renter under 64 paying $1,800 a month, a single senior homeowner with $4,500 of property tax, and a couple with two children renting at $2,400 a month.

IncomeRenterSenior ownerFamily of 4
$20,000$1,173$1,735$2,451
$30,000$1,116$1,697$2,451
$40,000$576$1,283$2,230
$50,000$376$1,083$1,630
$60,000$176$883$1,030
$70,000$0$683$430

Annual amounts; divide by 12 for the monthly payment. The senior column excludes the separate homeowners' grant.

Seniors: the higher credit and the homeowners' property tax grant

If you or your spouse were 64 or older on December 31, 2025, the energy and property tax credit rises to $1,488 and starts shrinking later: above $36,309 single or $43,571 for a couple. A senior with a spouse or a child also gets the sales tax credit's seniors' threshold, $37,273. Senior homeowners can claim a separate grant on the same form: the lesser of $500 and the property tax paid, minus 3.33% of income above $35,000 (single) or $45,000 (couple), and nothing from $50,000 or $60,000. The grant is paid once, four to eight weeks after your assessment, not with the OTB. A single senior with $30,000 of income and $4,500 of property tax receives $1,696.88 of OTB a year plus a $500 grant. The credit and the grant together cannot exceed the property tax paid, which only bites when property tax is low.

Ontario Trillium Benefit payment dates 2026

The OTB is paid on the 10th of each month, or the last working day before it. The July 2026 – June 2027 benefit year began on July 10, 2026. The CRA's published dates for July to December 2026:

  • July 10
  • August 10
  • September 10
  • October 9
  • November 10
  • December 10

If your yearly OTB is $500 or less, it all arrives on July 10. Over $500, you could choose on your return to take it as one payment on June 10, 2027 instead; the total is the same. More than $2 but under $10 is rounded up to $10. Every federal and provincial date in one place is on the 2026 GST credit and CRA benefit payment dates page.

Worked example: a Toronto renter

  1. Single, under 64, rent $1,800 a month ($21,600 in 2025), adjusted net income $35,000.
  2. Occupancy cost: 20% × $21,600 = $4,320. Energy component: $290 (the cap).
  3. Property tax component: 10% × $4,320 + $73 = $505. OEPTC before income: $795.
  4. Income reduction: 2% × ($35,000 − $29,047) = $119.06, so the OEPTC is $675.94.
  5. Sales tax credit: $378 − 4% × ($35,000 − $29,047) = $139.88.
  6. OTB: $815.82 a year, $67.99 a month

The same person also receives the federal Canada Groceries and Essentials Benefit every quarter. Ontario's cost of housing is also why its households sit above the national median; see average net worth by age in Ontario.

❓ Frequently Asked Questions

How much is the Ontario Trillium Benefit?

It depends on your rent or property tax, age, income, family size and whether you live in Northern Ontario. For July 2026 – June 2027, based on your 2025 return, the energy and property tax credit pays up to $1,307 ($1,488 if you were 64 or older on December 31, 2025), the sales tax credit $378 for each adult and child, and the Northern Ontario energy credit $189 single or $290 for a family.

A single person under 64 can therefore receive up to $1,685 a year, but only with occupancy costs of at least $9,440.

Why is my OTB lower than the maximum?

Usually because of rent. Only 20% of rent counts as "occupancy cost", and the property tax component is 10% of that cost plus $73 (under 64).

It reaches its $1,017 cap at $9,440 of occupancy cost, which is $3,933 a month in rent. A tenant paying $1,500 a month gets $723 of energy and property tax credit, not $1,307.

Income above $29,047 (single) or $36,309 (family) then reduces it by 2%.

What is the income limit for the Ontario Trillium Benefit?

There is no single cut-off, because each credit phases out on its own. The energy and property tax credit falls by 2% of adjusted family net income above $29,047 for a single person under 64 and $36,309 for a family ($36,309 and $43,571 for seniors).

The sales tax credit falls by 4% above $29,047 single or $36,309 for a family. The Northern Ontario energy credit falls by 1% above $50,833 or $65,356.

When is the Ontario Trillium Benefit paid?

On the 10th of each month from July 2026 to June 2027, or the last working day before when the 10th falls on a weekend or holiday. The remaining 2026 dates are October 9, November 10, December 10.

If your annual amount is $500 or less it is paid in one July payment, and if you chose to wait on your return, a larger amount is paid once on June 10, 2027.

Do I have to apply for the Ontario Trillium Benefit?

Yes, for the energy and property tax credit and the Northern Ontario energy credit: complete Form ON-BEN with your 2025 return and enter your rent or property tax. The sales tax credit needs no application beyond filing.

File even with no income, and file by April 30 to be paid from July. A married or common-law couple gets one OTB, claimed by one spouse; it is the same amount whoever applies.

Is the Ontario Trillium Benefit taxable?

No. The OTB and the separate senior homeowners' property tax grant are tax-free and are not reported as income. The OTB is paid by the Canada Revenue Agency for the Province of Ontario, separately from the federal Canada Groceries and Essentials Benefit (formerly the GST/HST credit), and receiving one does not reduce the other.
